Moved clear of core koala habitat

The proposed position clipped a state-protected koala overlay. Shifting the dwelling a short distance avoided a state planning referral and a habitat report.

Building hard against the 1.5m minimum triggers a registered boundary survey. An extra 200mm removed that survey outright, with no change to the floor plan.

What do I get for $750?
A 20-page Pre-Planning Report prepared by an accredited building certifier: your site’s zoning and planning rules, every overlay that applies, where a dwelling can legally sit, the consultants your build needs, and a straight verdict on whether the site stacks up. The sample above is a real one.
Is the $750 wasted if I go ahead?
No. It comes off your build in full. If the site works and you go ahead, the report cost you nothing. If it doesn’t, it saved you the design bill.
How long does it take?
7–10 business days from when we have your site details. Order and pay online, fill in a short intake, and the certifier does the rest.
Where is it available?
Australia-wide. It is a desktop assessment, so the certifier can run it on any site you are weighing up, not only South East Queensland.
Do I need to own the land first?
No. Plenty of people order one before signing on a block, so they know what they are buying. The address and lot and plan is all it needs.
