Outhaus designs and builds Class 1a modular dwellings in South East Queensland. Class 1a is the same building classification as any house on any street.
Every model is architect-designed by Palm Hill Architects (BOAQ 5577) and built under roof at Laceys Creek, then craned onto engineered footings on your land. The build happens in a workshop with the same crew every week, so the weather never gets a vote and the quality does not move between jobs.
We sell kits as well as finished homes. A kit is a real product on our price list, and it is built to residential standard rather than delivered as a shed in a crate. If you want to put it up yourself, that is a rung on the ladder, not a compromise.

Delivery is quoted by postcode and every 4.0m-wide module needs a pilot vehicle.

Kit or lock-up: what changes
Who does the assembly, and nothing else. The Kit arrives flat packed and you stand it up. Lock-up leaves the factory already built: weathertight, lockable, ready for your trades. On the Standard 8.4 the gap is $16,000, and it buys every hour of framing, cladding and glazing done under our roof instead of in your weather.
Both come with engineered drawings and a written scope. Neither is a shed in a crate: it is the same module, built to the same residential standard, stopped at a different point.
What Installed adds
The Complete price plus everything your land needs: building approval and certification, engineered footings, transport under permit, the crane, and power, water and waste connected. On a straightforward SEQ site that runs $69,000 to $92,000 with the model, on top of the home price. A harder site can add up to $50,000.
That band is a guide, not a quote. Your land sets the number, so we fix it to your address as a Binding Estimate within 7 days of the free Site Check.
Why there are two of us
Outhaus builds the home. Under roof at Laceys Creek, in 12–16 weeks. Class 1a, 7 star, certified and finished before it leaves the yard.
A licensed builder installs and certifies it. Footings, delivery, crane, plumbing, power and the building approval, on his licence.
Putting a building on land needs a builder licensed for that site, and that is a different job from building the box. So we build yours and he does the ground. You get one number covering both, and one person to ring while the job is on.
Your builder's side, in five lines
Worked on the Standard 8.4. This is what sits inside the install band, so you can hold it against the next quote you get.
- Certification and approvals, $35,000. The same number whatever model you pick. A licensed builder carries it.
- Footings, $800 to $1,200 a pier. The soil sets the rate and the engineer sets the count.
- Delivery and crane, $8,000 to $38,000. Reach sets the crane. Fixed once he has stood on your block.
- Plumbing, about $16,000. It doubles where there is no sewer and the site needs treatment.
- Electrical, $5,000 to $9,000. A mains upgrade or a long sub-main run moves it.
What the whole job costs
Worked on the Standard 8.4, with the covered deck in the number, because Australians live on the deck. We build and hold the first two lines. Your builder quotes the third off your site.
- The home, $139,900. Complete and certified, ex factory.
- Covered deck, $30,800. Full length by 3.0m, Merbau on steel, lined roof.
- Placed and certified, $77,000 to $127,000. Piers, delivery, crane, plumbing, power and approval.
- All in, $247,700 to $297,700. A Class 1a home, finished, on your land.

Priced on top, never baked in.
Decks, wheels, solar and tanks are decisions about your land, not about the module. Baking them into the home price would inflate it for everyone who does not want them.
The Deck and the Covered Deck
Full module length by 3.0m deep. Merbau boards on a galvanised steel subframe with one stair set, craned on with the house. The roof over it is galvanised steel posts and an insulated Bondor panel, so it is a lined ceiling, not a tin lid.
Bushfire is a site requirement
You do not choose a BAL rating. The bushfire map does. Both sit outside the home price and apply on top of it.
- BAL-29 covers the glazing and screens.
- BAL-40 is a non-combustible envelope: upgraded windows, stainless screens, fibre cement floor, steel mesh gutter guard, and gaps sealed to 3mm.
Your land sets its own number.
Every dwelling price in this guide is the module only. Site costs move so much between one address and the next that folding them into a single headline number would make that number a fiction.
So we quote them separately, itemised, after we have looked at your land. You see where each dollar goes, and the number we put in front of you is one we can hold.

Most projects land between $120,000 for a Compact 4.8 on an easy suburban site and $280,000 for a Family 13.5 on a difficult one, dwelling plus site.

Each site item is billed by the provider who does that work, on their own terms, so confirm the GST treatment of every line in your Binding Estimate. The dwelling price is inc GST in both examples.

Footings
Screw piles are what we recommend on most sites. They go in inside a day or two, there is no concrete curing time, and they bolt straight to the steel skid.

Figures include supply, installation and basic site mobilisation. A soil test and geotechnical report are needed before the footings can be designed, and they are the line item you see in the worked examples above.

The payment schedule
Two stages on the dwelling. We finish the job before we take the last dollar.

Two ways through it. Take a production slot with a deposit while you finish your approvals, or go straight to contract and Stage 1 is your first payment. The deposit is set per job, so ask for yours. The schedule applies to the dwelling price: site costs are billed by the providers who do that work, on their own terms.
It lends like a house, because it is one.
Class 1a is the whole argument. It is what lets a bank lend against the build, a valuer assess it as a dwelling, and an insurer cover it.
