Every Outhaus module is architect-designed, factory-built under roof in South East Queensland, and craned into position complete — not assembled on site. Here's exactly what happens from your first enquiry to the day your dwelling lands on your land.
Site Assessment
We assess your block
Before anything is selected or quoted, we review your property. Setbacks, access routes, slope, services, and council zone — all of it. Most SEQ blocks qualify for accepted development, which means no full DA required. We'll tell you upfront if yours does.

Most enquiries receive a preliminary site assessment within 24–48 hours of the discovery call.
Design & Selection
Choose your model and finish
Six models across two width series. Three finish packages — Light, Dark, or Earth. You select the model that suits your footprint and use case. Finish selection is standardised for quality control and lead time certainty. No bespoke variations.

Deposit & Contract
Secure your production slot
A $2,000 production deposit secures your place in the build schedule. The Sale Agreement is issued, signed, and 50% of the dwelling price is invoiced at Stage 1. Your build slot is confirmed and production begins. The deposit is credited against Stage 1.
Payment schedule
- $2,000 — production deposit (secures your slot)
- 50% — Stage 1 on contract execution
- 50% — Stage 2 before delivery
- All dwelling prices ex-GST — GST itemised on invoices
- Site costs invoiced separately by your trades
Site costs — transport, crane, footings, services, certifier — are not included in the dwelling price. These are quoted separately after site review.
Factory Build
Built under roof in SEQ
Your module is built in our South East Queensland workshop by licensed trades. No weather delays. No site disruption at your property. Quality is controlled in a fixed environment — not variable site conditions. This is how we hold the build standard.
Build quality
- Licensed tradespeople throughout
- Steel frame or SIPs construction — both Class 1a
- Full insulation — walls, ceiling, underfloor
- Complete waterproofing in all wet areas
- ABI Elysian fixtures as standard
- Stone benchtops, full-height cabinetry
Build takes 12–16 weeks from contract. Key milestones are communicated throughout production.
Site Preparation
You prepare while we build
While your module is in production, you prepare the site. Footings installed by a licensed contractor. Service connection points positioned near the footing location. Access path cleared. We guide you through every step and can recommend trades in your area.
Site readiness checklist
- Soil test and site survey completed
- Building certifier engaged
- Footings installed and cured (min 7 days concrete)
- Electrical, water, sewer connection points in place
- Access path clear — 4m minimum width
- Crane setup area confirmed — firm and level
We review this checklist before locking the delivery date. No surprises on delivery day.
Delivery & Crane
Craned into position
Your module is transported by truck and craned onto prepared footings. The 3.4m Wide Series requires no pilot vehicle. The 4.0m Wide Series requires one pilot. The crane lifts and places in hours — not months. Your dwelling is on site, level, and secured the same day.
Delivery day
- Stage 2 payment required before dispatch
- Module departs workshop on confirmed delivery date
- Crane places module on footings — typically 2–4 hours
- Module positioned, levelled, and secured
- Final walkthrough with you on site
- Warranty documentation issued same day
Delivery coverage: Brisbane, Sunshine Coast, Gold Coast, Toowoomba, Scenic Rim, Lockyer Valley, Moreton Bay.
Connected & Liveable
Services connected. Ready to occupy.
After placement, your licensed electrician and plumber connect the module to your site services. This is your responsibility — completed by your trades after delivery. Once connected, your dwelling is ready to occupy. Class 1a certified. Built properly.
Final connections
- Electrical connected by your licensed electrician
- Water and sewer by your licensed plumber
- Certificate of occupancy from your building certifier
- Submit installation docs within 30 days of delivery
- 10-year structural warranty
- 12-month fit-out warranty
Warranty is void if installation documents are not submitted within 30 days of delivery. We send a reminder — but this is on you.
