The deck and its roof together are the Covered Deck, normally $37,800. Inc GST. Your site work is the only part we quote, and it comes back as a fixed Binding Estimate within 7 days of the site check.

Why there is no single all-in number here. Site work is set by your land, not by us: access, ground, services and what your council wants all move it. So we price the parts we can price to the dollar, quote the rest against your actual site, and hand you one fixed number before you sign anything. That is what the Binding Estimate is. Class 1a is the whole argument. The same classification as the house in front of it, so it lends, insures and can be lived in full time.

Full module length by 3.0m. Merbau on galvanised steel, one stair set, craned on when the home lands.

A galvanised chassis in place of the steel skid, so the module can be shifted later. A foundation, not a tow.

How it runs

Five steps, and the first one costs you nothing.

    Site Check Your address, your model, on your land. We tell you what fits. Free
  • Step two
    Pre-Planning Report Zoning, overlays, setbacks, services. A go or no-go before you spend on design. $750 + GST, credited to your build
  • Step three
    Binding Estimate A fixed price for your site, with the inclusions written down.
  • Step four
    Approval and build Your approval runs while the module is built under roof. 12–16 weeks
  • Step five
    Delivered and placed Craned onto footings, connected, inspected, signed off. Usually one day on site

Straight answers

The questions we get every week.

What does it cost to be living in it?
The home is $99,900 to $199,900 inc GST. On top sits the deck, if you want one, and the site work. We do not publish one all-in number because your land sets it, not us. The free site check gives you a fixed Binding Estimate inside 7 days. See what is in it.
Is this a granny flat?
That is what most people call it. Council calls it a secondary dwelling. Either way it is Class 1a, the same classification as the house in front of it. Prices by state and council.
Do I need council approval?
Yes. A module on footings is a building, and buildings get approved. We manage it end to end with our certifier. Anyone telling you wheels get you out of approval is selling you a problem.
How long does it take?
12–16 weeks in the factory, with the approval running alongside rather than after. Site day is usually one day.
Can you deliver outside South East Queensland?
We deliver Australia-wide. Full install is SEQ. Past that we deliver the finished module and you use your own builder and installer.
What if a truck cannot get in?
Access is the one thing that stops this outright, so we check it first and we check it free. Better to hear no on day one than on crane day.
