Two more things any model can do. Swap the steel skid for a trailer base, $13,900 to $24,900, a foundation you can shift later rather than a tow. And modules join and expand, up to 86sqm. See expandable homes

A shortcut

Start with the job it has to do.

The block usually narrows six models to two. The job it has to do picks the winner.

A backyard office or gymOne room, full bathroom, kitchenette.
A studio someone can stay inRoom for a bed, and a door to close.
A self-contained one-bed granny flatFull kitchen, separate bedroom. The one we build most.
Room to properly liveOne bed plus a nook, 43.2sqm of it.
Two beds, or the whole family54.0sqm, full kitchen and laundry.

After the towable one? That is Roadhaus: four lengths, 6.6m to 10.2m, 2.5m wide on a registered chassis, road legal. See the Roadhaus range

You choose where we stop.

Same module every time. How finished it is when it leaves the factory is your call.

The kit, unpacked

A kit built to residential standard, not a shed in a crate. The same light gauge steel module the crew builds, flat packed onto a truck with the drawings to put it up.

  • Light gauge steel frame, walls and roof, engineered
  • The weathertight skin: cladding and Colorbond roofing
  • Windows and external doors
  • The full drawing set to build it to Class 1a standard

From $39,900 inc GST, ex factory. Delivery quoted by postcode.

Lock-up, split down the middle

The expensive, weather-critical half of a build is the structure. We do that half in the factory. The fit-out is yours, run as an owner-builder or handed to your trades.

We supply
  • Steel subframe and ply floor
  • Steel frame, cladding, Colorbond roof
  • Windows and doors, locked up
  • Internal walls framed, unlined
  • Bathroom set out, rough-in ready
You complete
  • Electrical and plumbing
  • Lining and floor finish
  • Bathroom and kitchen fit-out

From $47,900 inc GST, ex factory. You get a weathertight, lockable building and a written scope of what is left.

Complete, two ways

Base or Premium. Both finished homes.

A tier sets how much you get, not how liveable it is. Every complete home is Class 1a, raked ceilings throughout, bathroom included.

Base

The cheapest honest build. Corrugated Colorbond outside, a finished Class 1a home inside. The green row on the board.

$99,900 to $199,900Across the six models, inc GST

Premium

What most people buy

Weathertex cladding, stone benchtops and ceiling fans over the Base build. What we would put in our own.

$133,900 to $232,900Across the six models, inc GST

After the factory

Built at Laceys Creek. Standing on your land.

Full install is ours in South East Queensland. Past that, we deliver Australia-wide and the install is placed in vetted hands.

  • South East Queensland
Outhaus, end to end Our crews and our builder of record run the whole job, footings to sign-off.
  • Wider Queensland
Vetted install partners Vetted installers place and connect the home, Gold Coast to Bundaberg.
  • Everywhere else
Your licensed builder We deliver the finished module. Your builder installs it, with our drawings and our support.

Transport is quoted by postcode. The 4.0m-wide models travel with a pilot vehicle, the 3.4m models do not, and the board above tells you which is which. The network is public: browse the supplier directory or read the client guide

Straight answers

Before you pick a column.

Can I build it myself?
Yes. That is what Plans, Kit and Lock-up are for. Take the drawings and run the whole build, put the kit up with your own hands, or let us take it to lock-up and keep the fit-out for yourself. Either way you get engineered drawings and a written scope.
Kit or lock-up: what is the real difference?
Who does the assembly. The Kit arrives flat packed and you put it up. Lock-up leaves the factory already built: weathertight, lockable, ready for your trades. On the Standard 8.4 the gap is $16,000, and it buys every hour of framing, cladding and glazing done under our roof.
What does Installed cost?
The Complete price plus your site work: footings, crane, transport, connections and approval. Your land sets that number, not us, so we fix it to your block as a Binding Estimate within 7 days of the free Site Check. Fixed means fixed.
Can I start small and expand later?
Yes. Every model is engineered to join and expand, up to 86sqm. Start with one module and add the second when life asks for it. See how expandable homes work.
What does it do to the value of the place?
A Class 1a secondary dwelling typically adds $100,000–$140,000+ in value. It lends and insures like a house because, in the eyes of the classification, it is one.
