Granny flats, delivered to Sydney.
The second state we deliver to most. New South Wales runs a different planning system to Queensland, with its own rules for secondary dwellings, and those rules are worth understanding before you choose a model. Kits flat-packed, or the finished home on a truck: all four products travel here, priced below.

Over the border, which means a different planning system. New South Wales has its own secondary dwelling rules and they are worth understanding before you buy anything.
Caldera country. Flood history along the river and bushfire exposure on the ridges, sometimes on the same property.
A council with strong views about what goes on a block and a short stay market that has been regulated hard. Check the planning position first; it decides the project.
Coastal Northern Rivers with flood mapping across a lot of the shire. The finished floor level tends to be set for you.
Flood is the first conversation in Lismore and it should be. A module on a raised steel skid has a real advantage here, but only if the level is right.
Inland Northern Rivers, land still within reach and big blocks. The economics of a second dwelling look different when the land is already paid for.

Asked from Sydney.
How much is freight to Sydney?
Budget ~$3,100 for a flat-packed kit and ~$5,200 for a built or finished module, inc GST. Both are planning figures, confirmed on your exact postcode before you pay a dollar.
Can I get a finished granny flat delivered here?
Yes. The Complete home travels as a wide load: a one-bedroom Standard 8.4 lands at about ~$165,100 inc GST. Your local builder or installer cranes it onto footings; our drawings and Form 15 give them everything they need.
Who builds it at my end?
You, under an owner-builder permit, or any licensed local builder. Every part arrives labelled against the drawings. Our supplier directory lists the trades and consultants we use ourselves.
What is not in these prices?
Site works, footings, connections and approvals. Unlike everyone else we put those numbers in writing before you commit: the whole-number view is on the main granny flat page.
