Only the first one runs out.
The Covered Deck is the deck and the roof over it, one product at $24,800 to $37,800 inc GST. On a Backyard Done home you pay the Deck price, $17,900 to $26,900, and the roof comes at no charge. The other three are how every Outhaus job runs, written down.

Galvanised steel posts and an insulated Bondor panel over the full length of the deck, roofed to 2.4m and open at the edge. A lined ceiling, not a tin lid. It is built with the deck and craned on with the house, so it is there the day the home lands.
On the Standard 8.4 that is $8,900 inc GST of roof. On the Family 13.5, $10,900. The price list line, struck out on the cards below.
Inside the range, or we say why.
Every model carries a published on-site range, a standard block to a hard one. Your builder’s quote lands inside it, or it comes back with the reason it does not, before you have signed anything. Nobody guesses your site from a desk and trues it up later.
If your block cannot take it, the report is on us.
The Pre-Planning Report is a certifier’s read of your zoning, overlays and setbacks, $750 + GST, credited to your build. If it comes back saying a home cannot go on your land, you pay nothing for it. Finding out costs you nothing either way.
The last half after your inspection.
The home is paid in two halves. Half on signing, half at practical completion, after you have walked through your finished home at Laceys Creek and signed it off. We finish the job before we take the last dollar.
The offer, in full. The roof over the deck at no charge on any of the six modular models bought complete, Base or Premium, with the Deck, on a sale agreement signed while this page carries the offer. It is the roof line on our price list, $6,900 to $10,900 inc GST by model. It is not cash, it does not come off the home, and it is not available on Plans, a Kit or a Lock-up. One per home. When the third home signs, the roof comes off this page and the Covered Deck goes back to its list price. The Pre-Planning Report fee is waived only where the report finds a home cannot be placed on the land; where it can, the fee is credited to the build as usual.
Two reasons. Both ours.
We build three homes at a time. Three signed backyards fill the shed for a quarter and go out on one program, which costs us less to run than three jobs six weeks apart. Some of that comes back to you as a roof.
We want three finished decks on camera. The display home at Clayfield shows you the house. It cannot show you a home standing on someone’s land with the deck on and people sitting on it. That photograph is worth a roof to us.

Inc GST. To $368,800 on a hard block. With the Covered Deck at list this is $316,700. Home and deck are fixed now. The site is fixed to your land before you sign anything.
Why the site line is a range and the home is not. Your land sets it, we do not. Footings run $800 to $1,200 a pier and the soil sets the count. Delivery and crane run $8,000 to $38,000 and the reach sets the crane. Plumbing is about $16,000 and doubles where there is no sewer. Electrical is $5,000 to $9,000. Certification and approvals are $25,000 to $35,000 whatever the model. A licensed builder quotes all of it off your block, and any builder who prints one figure for every block in Queensland is guessing at your expense. So we fix everything that leaves our yard, your builder fixes the site once he has seen it, and you get both on one proposal before you sign.

One question nobody at a home show answers: what do I pay to be living in it? Take this list with you and check it off against whatever you are shown.
- The home. Class 1a, steel framed, 7 star, raked ceilings throughout, built under roof at Laceys Creek and certified before it leaves the yard.
- The deck, full module length by 3.0m, and the roof over it.
- Transport to your site, under permit, pilot vehicle on every 4.0m-wide module.
- Engineered footings, to the engineer’s design for the ground you have.
- Crane and placement. Your module is craned into position in a single day.
- Plumbing and power connected and working, not left at a stub.
- Hot water, supplied and fitted. Worth checking on anything you compare this to.
- Building approval managed end to end, certifier included.
- A QBCC-licensed builder on the install. There is a name on the job.
- Transport. Yours to arrange and pay for.
- Stumping and installation. Here is a phone number, find your own installer.
- Council approval. Yours to chase, and yours to pay the certifier for.
- Hot water. Some leave you a power point and wish you luck.
- The deck. Fixed sizes, arrives flat, waits for your weekend.
- The roof over it. A flat-pack kit you build yourself.
- A builder of record. There is not one. It is you.
Their price is a deposit on a bigger number. Ours is the number.
Read the exclusions before you compare a sticker to this one. They are usually on the last page. Transport, approvals, installation, stumping and the hot water system are the five that turn up there most often. Add those five back and the two numbers you were comparing are rarely the numbers you were shown.
Six models. Same backyard scope.
16.3sqm to 54.0sqm, a room out the back through to a two-bed home. The deck runs the full length of whichever one you pick, the roof over it is on us, and the scope around it does not change. Pick one and go and get it.

All inc GST, and the home price is the Base build. Base is a complete, certified Class 1a dwelling with a kitchen, a bathroom, air conditioning, hot water and a 7-star rating. Premium adds Weathertex cladding, a stone benchtop and ceiling fans, and takes the same offer. The done-from figure is the home, the deck and the low end of the on-site range, which is a standard block: truck to within 50m, firm ground, sewer and water at the boundary. A harder block moves the site line and nothing else. Every 4.0m-wide module travels with a pilot vehicle, which is in the delivery line.
A deck you can walk out onto the day it lands.
It is craned on with the house, not dropped in a pile for your weekend. Full module length by 3.0m deep, so it grows with whichever model you pick.
The Deck
Merbau boards on a galvanised steel subframe, one stair set, placed. Steel is non-combustible and Merbau is one of only seven species AS 3959 names, so it holds at BAL-29 with no surcharge. Two thirds of a deck is labour and footings, so the board choice is not what moves the price.
The Covered Deck
The deck plus the roof over it. Galvanised steel posts and an insulated Bondor panel, roofed over 2.4m and open at the edge. It is a lined ceiling, not a tin lid, which is the difference between shade you use and shade you avoid in February.
With the offer, the roof half is on us. You pay the Deck price and you get the Covered Deck. That is $6,900 to $10,900 of roof depending on the model, and we would rather hand you the roof than take the same money off the house. A discount makes a home look marked down. A roof makes it finished.

The two checks come first, so nobody builds a home that cannot be approved or cannot get in. You are never asked to commit before you know what your land will take.

What the number does not cover.
Nobody enjoys finding this out at contract stage, so here it is up front.
- Landscaping, fencing, driveways and paths. We finish the home, the deck and the roof. The rest of the yard is yours.
- Site requirements the map decides, not you. A bushfire package, a flood report, a wastewater design or a retaining wall is priced when your site calls for it, as a site requirement, never as an upgrade, because you did not choose it.
- Sites a truck and crane cannot reach. Access is the one thing that stops this outright, so it is checked at the free Site Check, before you have committed to anything.
- Two signatures, one number. You pay Outhaus for the home and the deck, and your licensed builder for the site. Both land on one proposal, and there is one person to ring while the job is on.
- The home and deck prices are fixed. The site line is a range until it is not. Ex factory means the home and deck price is what they cost standing at Laceys Creek. Your builder fixes the site once he has stood on it, before you sign, and the done-from figure on this page uses the standard-block end of his range.
