Why site work is quoted and not printed. Your land sets it, we do not. Access, ground conditions, how far the services are and what your council wants all move the number, and any builder who prints one figure for every block in Queensland is guessing at your expense. So we price to the dollar everything that leaves our yard, quote your site against your actual site, and hand you one fixed number before you sign anything. That is the Binding Estimate, and it comes back within 7 days of the site check.
Everyone quotes you a box. We quote you the backyard.
One question nobody at a home show answers: what do I pay to be living in it? Take this list with you and check it off against whatever you are shown.
All of it.
- The home. Architect-designed, Class 1a, built under roof at Laceys Creek.
- The deck, full module length by 3.0m, and the roof over it.
- Transport to your site, under permit, pilot vehicle on every 4.0m-wide module.
- Engineered screw pile footings, designed for the ground you have.
- Crane and placement. Your module is craned into position in a single day.
- Plumbing and power connected and working, not left at a stub.
- Hot water, supplied and fitted. Worth checking on anything you compare this to.
- Building approval managed end to end, certifier included.
- A QBCC-licensed builder of record. There is a name on the job.
The half that bites.
- Transport. Yours to arrange and pay for.
- Stumping and installation. Here is a phone number, find your own installer.
- Council approval. Yours to chase, and yours to pay the certifier for.
- Hot water. Some leave you a power point and wish you luck.
- The deck. Fixed sizes, arrives flat, waits for your weekend.
- The roof over it. A flat-pack kit you build yourself.
- A builder of record. There is not one. It is you.
Their price is a deposit on a bigger number. Ours is the number.
Read the exclusions before you compare a sticker to this one. They are usually on the last page. Transport, approvals, installation, stumping and the hot water system are the five that turn up there most often. Add those five back and the two numbers you were comparing are rarely the numbers you were shown.

All inc GST, ex factory, and the home price is the Base build. Base is a complete, certified Class 1a dwelling with a kitchen, a bathroom, air conditioning, hot water and a 7-star rating. Premium is our upper build, and it takes the same backyard scope. Your site work sits on top and is quoted against your land. Every 4.0m-wide module travels with a pilot vehicle, which is in the transport line.
A deck you can walk out onto the day it lands.
It is craned on with the house, not dropped in a pile for your weekend. Full module length by 3.0m deep, so it grows with whichever model you pick.
The Deck
Merbau boards on a galvanised steel subframe, one stair set, placed. Steel is non-combustible and Merbau is one of only seven species AS 3959 names, so it holds at BAL-29 with no surcharge. Two thirds of a deck is labour and screw piles, so the board choice is not what moves the price.
The Covered Deck
The deck plus the roof over it. Galvanised steel posts and an insulated Bondor panel, roofed over 2.4m and open at the edge. It is a lined ceiling, not a tin lid, which is the difference between shade you use and shade you avoid in February.
Until 5pm Sunday the roof half is on us. You pay the Deck price and you get the Covered Deck. That is $6,900 to $10,900 of roof depending on the model, and we would rather hand you the roof than take the same money off the house. A discount makes a home look marked down. A roof makes it finished.

You are never asked to commit to anything before you know what your land will take.
Send us your address. We place your chosen module on your land, check the overlays, the setbacks and whether a truck and crane can get in. If it does not stack up we say so, and it has cost you nothing.
A fixed price for your site, back within 7 days, with the deck and the roof in it and every inclusion written down. Nothing in it is an allowance to be trued up later. Fixed means fixed.
Built off-site at Laceys Creek while your approval runs, then craned in, connected and signed off. What you get handed back is a finished backyard, not a delivery.

What the number does not cover.
Nobody enjoys finding this out at contract stage, so here it is up front.
Landscaping, fencing, driveways and paths. We finish the module, the deck and the roof. The rest of the yard is yours.
Site requirements the map decides, not you. A bushfire package, flood-level work or a retaining wall is priced when your site calls for it. We price those as a site requirement, never as an upgrade, because you did not choose them.
Sites a truck and crane cannot reach. Access is the one thing that stops this outright, so we check it at the free site check, before you have committed to anything.
