  • Three finished Studio 6.0s from $99,000

  • New: Roadhaus, and any model on a trailer

Three only · then it is the standard deal

Our yard is full. Three Studio 6.0s have to go.

Not a seconds sale and not a display model with a story. Three complete Studio 6.0 homes, 6.0m by 3.4m, 20.4sqm, built to full spec, finished and standing. We have run out of room to keep them, so they are going for a third off. One of them is the house you are about to walk through at Site 22, and it is not coming home with us.

Why it is this cheap, in plain words. These are ex factory, which means the price is the house standing at Laceys Creek. Getting it onto your land, on footings, connected and approved is quoted with your site on top, the same as any job. That is the difference between this and the Backyard Done price further up the page, which carries all of it in one number. We are not pretending otherwise: this is finished stock at a third off because we have nowhere to put it, and the sums only work because we are not doing the site work in the number. Three units. When they are gone the standard deal is the deal.

The Backyard, Done

Everyone here will quote you a box. We quote you the backyard.

Ask every stand at this show one question: what do I pay to be living in it? Most of them cannot tell you, because the number on their sign is where your job starts. Ours is where it finishes. Here it is on the two we build most, the one-bed Standard 8.4 and the two-bed Family 13.5.

Our one number carries

All of it.

  • The complete home, architect designed, built to Class 1a
  • The deck, full module length by 3.0m, and a roof over it
  • Transport to your site
  • Engineered screw pile footings
  • Crane and placement
  • Plumbing and power connected
  • Hot water system, supplied and fitted
  • Building approval managed end to end, certifier included
  • A QBCC licensed builder of record
One contract. One number. Nobody for you to chase.

What a cheap sticker leaves out

The half that bites.

  • Transport. Yours to arrange and pay.
  • Installation and stumping. Find your own installer.
  • Council approvals. Find your own certifier.
  • Hot water. Some leave you a power point and wish you luck.
  • A deck that arrives flat and waits for your weekend
  • A builder of record. There isn’t one. It’s you.
Four or five contractors, and tens of thousands more than the sign said.

Two more things, and they are both worth more than a discount. Book a consultation at Site 22 and the Site Feasibility Package is free, normally $2,000. It is the certifier-led look at your land that tells you what your council will allow, before you spend a dollar on design. And $2,000 locks your price and a production slot for 14 days after the show. We take $2,000 up front, half on signing and half at practical completion, so we finish the job before we take the last dollar. Ask anyone else at this show who does that.

Their price is a deposit on a bigger number. Ours is the number.

What happens when you send it

Three steps, and two of them are ours.

The site check is the best thing on our stand and it has a queue. Sending your details is how you get to the front of it.

01

You send your address

Two minutes on the form above. The address is the field that does the work. The rest tells us how to help you.

02

We load your block

Before the doors open we drop your land into the site check tool, with the boundaries and setbacks drawn in and a house placed on it.

03

You walk up and we hit go

Give your name at Site 22 and your block goes straight on the big screen. Fits or doesn’t fit, you’ll know in about a minute.

Site 22, 20m of it

Turn up. Walk through it. Ask us anything.

Most stands hand you a flyer and a smile. Ours has a house on it.

Sit on the deck

Full length, 3.0m deep, and the thing nobody wanted to get off last show. Take a seat and we’ll come to you.

Your block on screen

Three computers, three big screens, and friendly staff whose only job for three days is putting houses on other people’s land.

Walk through it

Open the cupboards. Stand in the shower. Look at the tile. What you’re looking at is what gets craned onto your land.

Ask the hard one

Council. Finance. Crane access up a steep driveway. The people on this stand build these for a living.

Want your block ready when you get here?
Send it through

What people use them for

Same house. Different reasons entirely.

These are the ones we hear at every show. One of them is probably yours.

Room for Mum. Space for you.

Teenager now. Tenant later.

Great for guests. Better when they go.

Work from home. Not from the kitchen bench.

Income or in-laws. Both welcome.

Airbnb or Auntie June. No judgement.

Your backyard’s too big. Fix that.

Close enough for Sunday roast. Far enough for Saturday night.

The bit that matters

Built like a house. Because it is one.

Not a caravan. Not a shed. A certified Class 1a dwelling, architect designed, steel framed, craned onto your land in a day.

That classification is the whole argument. It’s what makes the house financeable, insurable and legal to live in full time. Plenty of things at this show look like a home. Fewer are one on paper. Come and read the certification yourself.

The bit everyone stands on

Everyone loved the deck. So we put a roof on it.

Last show the deck was the thing people wouldn’t get off. So we built it two ways: full module length, 3.0m deep, craned on with your house on the same day, open to the sky or with a roof over it. The Deck is the open one. The Covered Deck is the same deck with an insulated roof on steel posts. Both come built, boarded and placed. What we stopped selling is flat-pack deck kits and roof kits, because a deck on the ground is piles, levels, a stair set and a roof load, and none of that is a weekend.

  • Full length of your module by 3.0m deep, sized to your model. Not a fixed size that nearly fits.
  • Merbau boards on a galvanised steel subframe, cut, drilled and welded at Laceys Creek. No timber bearers to go soft.
  • Roofed. Galvanised steel posts and an insulated Bondor panel over the top, so it is a lined ceiling, not a tin lid.
  • Engineered screw piles and one stair set, placed and fixed on your module’s set day.
  • Steel is non-combustible and Merbau is one of only seven species AS 3959 names, so it holds up in a bushfire area.
Steel frame, non-combustible, no bushfire surcharge

An Outhaus module with its full length deck

Why there is no kit

Because a flat pack is not a deck.

We used to sell the frame on its own and let you finish it. The trouble is that a deck on the ground is piles, levels, a stair set and a roof load, and none of that is a weekend. So it comes built, boarded and fixed, roof or no roof, and it lands the same day your house does.

Why it is roofed

A deck you can’t sit on in January isn’t a deck.

Brisbane sun and Brisbane rain both make a case for the roof. Take the open deck if you want the sky, but half the year says otherwise. The roof is an insulated panel on steel posts, the same panel system that goes over your house, so you get a lined ceiling and shade that works rather than a hot tin sheet.

All prices include GST, placed on a standard site. The deck is Merbau boards on a galvanised steel subframe with one stair set. The roof is galvanised steel posts and an insulated Bondor panel over the top, so you get a lined ceiling rather than a hot tin lid. Footings, deck height and what your ground is doing can move these, so treat them as close, not final: your Binding Estimate is the number that holds. Order a home at the show and the roof is on us.

We bump out Monday morning and it goes straight on the truck. Free anywhere in Greater Brisbane. That is the delivery day, so you need somewhere ready for it to land.

Read this bit before you enter. The deck is delivered and unloaded, not installed. No footings, no piers, no levelling, no fixing, no approvals. Delivery is Monday 31 August, the day we bump out, free to the Brisbane City, Moreton Bay, Redland, Logan and Ipswich council areas and quoted at cost anywhere else. You need an address a rigid truck can reach and unload at, confirmed by 8am Monday and ready that day. Miss it and the deck goes back to Laceys Creek, with any later run quoted at cost. Would rather have the money off a house? Take the $11,900 as credit against a module instead.

New for this show

Want it on wheels? Pick any model.

Every Outhaus module sits on a welded galvanised steel skid. Swap that skid for a wheeled galvanised chassis and the same house lands on wheels instead of footings. Same module, same frame, same drawings, same fit-out. The base changes. The house does not.

Trailer base, instead of the skidSizeAdd
Compact 4.84.8m × 3.4m · 16.3sqm$13,900

Wide 8.48.4m × 4.0m · 33.6sqm$18,900

Family 13.513.5m × 4.0m · 54.0sqm$24,900

All prices include GST, and this replaces the steel skid rather than being added on top of it. Hot-dip galvanised chassis, engineer designed, running gear rated to carry your module. Every one of these is still the cheapest trailer base at this show. Above about 6 tonnes it needs truck axles and air brakes, so we do not offer it, and we would rather tell you that than sell you something you cannot move.

What it does

It takes the footing out.

No stumping, no pier holes, no engineered footing design, no concrete cure to wait on. Your module arrives on its own base and sits on your ground. On plenty of blocks that is the whole difference between this year and next.

What it does not do

It is not a towing job.

At 3.4m and 4.0m wide your module travels on a truck under an oversize permit, wheels or no wheels. The trailer is what it lands on, not how it gets there. Anyone telling you a 3.4m house tows behind a ute is selling you something else.

And the part nobody else at this show will say out loud. Wheels take the footing out of the job. They do not take your council out of the conversation. Queensland local laws cap how long you can occupy something on wheels on your own land, and the cap moves council to council. Ask us at Site 22 and we will look yours up on the screen while you wait.

The tiny home range

Want one you can properly tow? That’s Roadhaus.

A 2.5m wide range built for the road. Registered and VIN plated, four sizes, every one of them under 6 tonnes so it stays on standard axles and stays cheap to register. Single level, 5° skillion, raked ceilings, and no loft, because a loft fights your head height and drags stair compliance in with it.

Roadhaus, at lock-upSizeFrom
Roadhaus 6.66.6m × 2.5m · 16.5sqm$71,900
Roadhaus 7.87.8m × 2.5m · 19.5sqm$83,900
Roadhaus 9.09.0m × 2.5m · 22.5sqm$93,900
Roadhaus 10.210.2m × 2.5m · 25.5sqm$103,900

All prices include GST, at lock-up, registered chassis included. Lock-up is the shell: chassis, frame, roof, cladding, windows and doors, locked and weathertight, ready for you to fit out. Finished throughout is quoted on your spec rather than off a list. Roadhaus is in design and none of it is drawn yet, so treat these as where the range lands, not as a quote. Tick the box and you hear it first.

Straight up

Only buy a Roadhaus if you need the wheels. Otherwise buy the Compact.

Finished throughout, a Roadhaus 6.6 costs more than a Compact 4.8 for the same floor area. A registered chassis costs more than a steel skid, and a 2.5m box has more wall per square metre than a 3.4m one. So the only reason to buy Roadhaus is that it is 2.5m, registered, and you can tow it behind the right vehicle. If that matters, it is worth the money. If it does not, the Compact is the better buy and we will tell you so at the stand.

Wheels or footings? Tick a box and we will show you both.

The questions we get asked every single time.

Straight answers, so you can skip to the interesting part when you find us.

How does the deck giveaway work?
Every entry on this page and every entry at the stand goes into the same draw. It is free, there is nothing to buy, and it closes at 3pm Sunday. Open to anyone 18 or over in Australia bar the NT. We draw it at Site 22 at 4pm Sunday and call the winner that day. The prize is the 6.0m × 3.0m Merbau timber deck we have built the display around, $11,900, delivered free anywhere in Greater Brisbane and quoted at cost outside it. It is delivered and unloaded, not installed, and it goes out on Monday 31 August, the day we bump out, so you need somewhere a rigid truck can get to and drop it, ready that day. Do not want a deck? Take the $11,900 as credit against a module. Full terms are on the Win the deck section above.
Think it won’t fit? Send it anyway.
Plenty of blocks people write off turn out to be fine, and the only way to know is to look. It goes to the crew running the site check screens. Before doors open they load your land into the tool, draw the boundaries and setbacks, and place a house on it. When you walk up and give your name, it’s already on screen. That’s the whole point of the form, and it’s the difference between a two minute answer and a twenty minute wait.
Wheels or footings, which do I want?
Footings, for most people. A Class 1a dwelling on an engineered footing is what a lender values, what a valuer counts as part of your land, and what you live in without a clock running. The trailer base is for the block where the footing is the thing stopping you: it takes out the stumping, the pier holes and the footing design, and it costs $13,900 to $24,900 depending on the model. What it does not do is make the council conversation go away, and it is not a towing job at 3.4m or 4.0m wide. If you want something you can genuinely tow, that is Roadhaus, our 2.5m range, and it is a different product again. Tick the box that matches you on the form and we will have the right answer ready, or tick both and we will price it either way.
Do I need council approval?
Almost always, yes. A secondary dwelling is assessed by your council, and the overlays sitting on your land decide what’s possible before anyone draws anything. We run a certifier-led check on the site first, so the answer arrives early rather than after you’ve spent money on design.
What does it cost by the time it’s standing on my land?
The module price is the starting point. Transport, crane, footings, services and any site works sit on top of it, and those move with the site. Anyone quoting you one number for every block hasn’t looked at your block. Send us your address and we’ll talk about the real range for your land when you get here.
Can a truck and a crane get onto my place?
Usually. Access width, slope and overhead powerlines are the three things that decide it. Take a couple of photos of your driveway on your phone before you come and we’ll tell you straight while you’re standing there.
How long from deposit to delivery?
Design and approvals run first, then the build, then delivery and install. Council is the part that moves. Ask us on the stand and we’ll give you the range for your council rather than a national average that means nothing for your job.
Can I finance it?
On footings, yes. It’s a Class 1a dwelling on a permanent footing, which is what lenders and valuers need to see before they’ll treat it as part of the property. That is the whole reason the footing version exists and it is what most people should buy. Put the same module on a trailer base and you are in a different lane: cheaper to get onto the ground, and not something a lender will value as part of your land. Both are on this page with prices. Come and ask which one your situation wants.

Been through one of our houses already?

Tell Google

Been out to the yard at Laceys Creek? Review The Ranch instead. Reviews have nothing to do with the deck draw.

One last ask

Seen our work? Tell Google, not us.

Reviews are how somebody who has never heard of us decides whether to walk up to the stand. If you have been through one of our houses, been out to the yard, or we have done work for you, thirty seconds here does more for us than anything else on this page.

Two listings because they are two places. Review the one you have been to, and say what you found. This has nothing to do with the deck draw and no bearing on it either way.
